Owners in North America and Europe are often managing a property they inherited, sometimes one they have not seen for years, and frequently alongside relatives with different views about what should happen to it. The construction question is usually the simpler half of the problem.

We would rather help you establish the position clearly — what is owned, by whom, with what documentation, and what the family actually wants — before discussing what could be built. Projects that begin without that resolved tend to stop partway through, which is the most expensive outcome available.

Time difference is a practical matter rather than an obstacle. Scheduled calls at a workable hour, written reports you can read when convenient, and clear decision limits mean a project does not wait on you being awake.

The property is shared between siblings. Can we still proceed?

Often yes, but the agreement between owners needs resolving first. A development partnership entered into while ownership is disputed creates problems for everyone, including us.

I have not seen the land in years. Can you check it?

Yes. A site visit with photography and a written description is usually the first useful step, and it frequently changes what owners thought they had.

Can documents be signed from abroad?

Requirements vary and must be confirmed with licensed professionals for your specific circumstances. Establish this early rather than at the point of signing.

What is a realistic timeline?

Longer than most owners expect, particularly where documentation needs resolving. We would rather set that expectation at the beginning.
